A finished basement is still the cheapest square footage you can add to a Calgary home, but quotes swing wildly because the scope does. Here's how the money actually splits.
Framing, insulation, drywall, taping and paint on a 1,000 sq ft basement typically lands between $28,000 and $42,000. Add a full bathroom and you're adding $12,000 to $22,000 depending on tile, glass and whether drains need cutting into the slab.
Permits and drawings run a few thousand dollars including inspections, and they are not optional for a legal development. An unpermitted basement shows up during resale and can hold up financing.
The budget killers are mechanical: moving a furnace, relocating a beam post, under-slab plumbing for a new bathroom, or bringing an older panel up to capacity. A good contractor flags all four at the walkthrough, not mid-build.
